Our client already held some property investments and was looking to expand the portfolio further. The brief was specific “We want an asset that will grow in value.”
So we delivered. In one of my most enjoyable assignments (you will see why in a moment) I am thrilled to show case this Grande Ol Dame.
The brief was for a growth oriented asset, the budget was wide $400- $700K and the clients were open to suggestions. As they already held assets in some areas we are currently focussing on for clients at the moment we diversified. We looked at a potential inner city purchase or a peninsula purchase.
We ended up deciding on a suburb on the peninsula that has been quiet and overlooked for many years. This suburb is now experiencing overflow growth, a change in demographic, a lot of development and some beautiful, large new home builds. We put two unique properties forward for consideration, both offering something unique and desirable, and our clients leaned towards the one that was going to be the hardest to replicate, a grand ol dame close to the water.
Characteristics of the Property
An 11/10 property, this home oozed charm and was truly unique for the area. Situated on a no-through road lined with pavers, the land was large enough to be developed into two stunning, 27sq town homes.
The location just one street back from the beach with a popular cafe down the laneway beside the house a shopping centre and transport also over the other nearest road. The home itself was in very good condition for an older home. Offering two bedrooms plus a bungalow, a newish bathroom, recently new stainless steel, Miele and Bosch appliances and a beautiful family feel.
Securing The Property
Earning myself the nick name of “Mike Tyson” by the selling agents, I bid hard for this property at Auction. I knew I had a challenge on my hands to secure this at auction against competition so I had to show up with my auction game stronger than ever. I fought it out over approximately 30 bids between me and the other contenders with the hammer falling in our favour.
